Building an additional house on your property in Fairfield County can be a great way to expand living space, create rental income, or provide housing for family members. However, before starting construction, homeowners must understand the zoning rules and permit requirements that apply to accessory dwelling units (ADUs) and secondary homes in Connecticut.

Many towns in Fairfield County allow additional residential units on single-family properties, but they must follow local zoning regulations and building codes.

What Is an Accessory Dwelling Unit (ADU)?

An accessory dwelling unit (ADU) is a smaller residential unit built on the same property as a primary home. These units may be:

Detached guest houses

Garage apartments

In-law suites attached to the main house

Basement or attic apartments

ADUs provide independent living spaces with a kitchen, bathroom, and sleeping area while remaining secondary to the main residence.

Connecticut Laws for Additional Houses

Connecticut law allows municipalities to regulate accessory dwelling units while requiring that many residential areas permit them under certain conditions. This means homeowners may be able to build an additional residential unit as long as they follow local zoning rules, building codes, and permit requirements.

Requirements often include limits on the size of the unit, parking availability, and property setbacks. Because these rules can vary by town, it is important to verify local regulations before beginning construction.

Typical Requirements in Fairfield County

Although every town has its own zoning rules, many ADU regulations in the region include:

Owner occupancy in either the main house or the accessory unit

Only one additional dwelling unit per property

Additional off-street parking requirements

Size limits depending on the property and municipality

Working with an experienced contractor who understands local regulations can make the process much easier.

Steps to Build an Additional House

1. Property Evaluation

A contractor or architect evaluates your lot size, zoning classification, and setback requirements to determine if an additional home can be built.

2. Design and Planning

The additional house is designed to fit the property while meeting all zoning and building code requirements.

3. Permits and Approvals

Permit applications are submitted to the local building department and zoning authorities.

4. Construction

After approvals are granted, construction begins and continues through final inspections.

Benefits of Building an Additional House

Rental income opportunities

Housing for family members

Increased property value

Flexible space for guests, offices, or studios

Homeowners in Fairfield County, Connecticut are increasingly looking for ways to expand their living space without moving.

What Is an Additional House?

An additional house is a separate living structure built on the same property as the primary residence. These structures are commonly referred to as Accessory Dwelling Units (ADUs) and provide a flexible housing solution for modern homeowners.

Additional houses can serve many purposes, including:

Guest houses for visiting family and friends

Private living spaces for extended family members

Rental units for generating additional income

Home offices or creative studios

Long-term housing for aging parents

As housing demand continues to grow across Connecticut, more homeowners are investing in ADU construction to maximize the potential of their property while adding long-term value.

Benefits of Building an Additional House

Increase Property Value

Adding a secondary residence can significantly boost your property’s market value. Homes with guest houses or ADUs are often more attractive to buyers, particularly in desirable communities across Fairfield County.

Create Rental Income

An additional house can provide a reliable source of rental income. Many homeowners choose to rent their ADU long-term or use it as a private guest accommodation.

Support Multigenerational Living

Modern families often prefer living close to relatives while maintaining independence. A guest house or secondary home allows family members to stay nearby while enjoying their own private space.

Flexible Living Space

One of the biggest advantages of an additional house is flexibility. The space can evolve with your needs—serving as a home office today, a rental unit tomorrow, or a guest house in the future.

Stamford summers sometimes can be extremely unforgiving, with the sun rays coming down on you harshly. On a regular sunny day, your roof can get pretty hot. It could actually even get up to 40 degrees hotter than the surrounding air. When your roof becomes heated by the sun, it can affect the temperature of your whole house.

No matter how much air conditioning you blast, if your roof is burning, your house isn’t likely to cool down. You’re just wasting energy and money on your electric bill. So what can be done to keep your roof cool in the summer? Let’s take a look at some things you can do.

1. Update Your Attic Insulation

Your attic is the space in your house directly below your roof. If your roof is burning up, the attic will probably be really hot. You can update the insulation in your attic to keep the room cooler and introduce some more ventilation. You could put in new insulation in the walls and the attic ceiling, keep the windows open to let fresh air flow through or install a power vent to speed up the cooling process.

2. Paint Your Roof a Lighter Color

Basic color theory has taught us that dark colors absorb heat, and light colors reflect it. If you have a dark concrete root, the roof absorbs more and more heat from the sun and is heating your whole house. Switching to a lighter color roof will reduce the heat being absorbed. You can paint over your entire roof or switch out dark shingles and tiles for a lighter color.

3. Increase the Shade On Your Roof

Another thing that can be done to cool down your roof is to increase the level of shade. Blocking out the direct rays of the sun from reaching your roof can go a long way in keeping it cool. You can get some shade by planting tall trees and vegetation around your house. You could even install green fiber or net shades on your roof.

4. Start a Rooftop Garden

If you have a flat roof with space that can be accessed, consider starting a rooftop garden. Whether you get a bunch of planters and pots or make flowerbeds, both options will add a protective layer between your roof and direct sunlight. The plants’ evaporation and transpiration will also cool down the air surrounding your roof.

5. Consider Solar Reflective Shingles and Tiles

Solar reflective shingles and tiles are newer products on the market that help you cool down your roof and cut back on energy costs. The shingles and tiles are specially designed to reflect solar and infrared radiation.

6. Install Solar Panels

Solar panels are the perfect way to keep your house cool and also become more energy efficient. By installing solar panels on the roof, you add a protective layer between the roof and the direct sunlight, which lowers the temperature of your roof and your house. The solar panels capture the energy from the sun to give you renewable energy in the form of electricity. Not only will you save on your electricity bill by running your air conditioner less, but you’ll also be getting free electricity!

7. Set Up a Roof Misting System

Lastly, you can keep your roof cool in the summers by setting up a roof misting system. You can do this by settling up a simple garden hose on a mist setting or getting a proper evaporative cooling system installed professionally. The system works to lower the temperature of your roof by misting water over the surface. As the water evaporates because of the sun’s rays, it cools the roof down. This can actually reduce temperatures anywhere between 30 to 40 degrees.

As you read through our roofing cost estimator, keep your current roof status in the back of your mind. At any time, if any of these issues sound familiar, be sure to connect with up to four roofing pros in your area.

Roofing Estimates

Some roofs are flat and others are steep. Some roofs are made of wood and others, metal. Only touching on the myriad of roof cost factors, it’s no wonder the average cost of a new roof ranges from $5,300 to $10,700. Nonetheless, after analyzing over 19,000 roof installations across the country, we found that the average roof estimate comes in at $7,933.

Because there are so many price factors at play (which we will get to below), owners and roofing contractors have the flexibility to make thoughtful and cost-effective choices. Knowing these factors should empower you to minimize unnecessary roofing costs.

Questions to Consider Before Calculating the Cost of A New Roof

Before jumping into the nitty-gritty of our roofing cost estimator, there are a few questions you need to answer to determine an accurate roofing estimate. These answers will not only guide you through this process, but help you negotiate with potential roofers as they analyze your specific project.

Don’t worry if you don’t know the answers off the bat. Some are obvious, but others, we will go over in detail throughout this roofing price guide.

How many stories does the house have?

What is the approximate square footage of the ground floor?

What is the garage size?

What is the roof type?

What is the approximate roof pitch?

What roofing materials do you want?

Roof Cost Factors

Clearly, materials and labor will affect your bottom line, but other, not-so-obvious factors, can increase or decrease your roof installation or replacement. Roofing cost factors include:

Square Footage

Materials

Roof Type

Roof Pitch

Underlayment

Labor

Location

Roof Removal

Time of Year

Square Footage

More materials almost always mean a more expensive roof. Roofs are measured in squares. Roofers will come up with a roof square footage and then divide by 100 to determine how many squares you will need. One roofing square equals 100 square feet. More squares mean more money.

Materials

The roof material you choose plays the biggest role in your final roofing estimate. Most Americans go with composition shingles, but has time has evolved, other options have flooded the market, including metal, slate, tile, clay and more. You can see all roofing material prices below, but on average, membrane roofing is the most affordable and clay tile roofing is the most expensive

Roof Type

The roof type will not only affect your roofing cost, but your roofing timeline as well. As you can see above, there are six common roof types, all offering their own set of pros and cons. However, as you can imagine, the steeper the roof, the harder it is to install. After all, it’s easier to install anything on flat ground versus a pitched surface. Therefore, all else being equal, you can expect any pitched roof to cost more than a flat roof.

Note: The more complicated the roof type (such as Gambrel or Mansard), the more expensive your roof will be.

Roof Pitch

If your roof has a pitch over 2/12, it’s considered pitched (and not flat). Roof pitch is defined by rise over run. The run is the distance from the outside edge of a perimeter stud wall to the center of the house. The rise is the distance from the top of a stud wall to the peak of the roof. A roof’s pitch is determined by how much it rises for every foot it runs. To see what pitch you have, please check out our roofing calculator or refer to the image below.

Underlayment

The amount of underlayment you need also plays a part in determining a new roof’s price. There are many types of materials that can be installed under the tiles or shingles. These range from self-adhesive to stapled or tacked. Depending on the one you choose, you can expect to pay an average of $0.33 to $0.71 per square foot, including supplies and installation. This means new underlayment for a roof of 2,400 square feet could cost between $792 and $1,704.

Labor

No two roofing companies are alike. Additionally, some homeowners choose to complete small roofing projects or even, full-blown installations on their own. Nevertheless, whether you hire a pro or not, labor will play a key role in the overall roofing estimate. After all, every contractor has a right to value his or her own work. That is why it’s key to get at least three or four estimates for any roofing job. Luckily, by filling our roofing form, you can have an offer and also connect with three or four local roofers who can provide just that.

Location

Where you live will not only affect your roof estimate, but your type and pitch as well. If you live in an area that sees a lot of rain or snow, it’s highly recommended that you install a pitched roof. Pitched roofs react better to inclement weather. Pitched roofs are better in rain due to the drainage system. Flat roof drainage is not as effective as pitched roofs and without regular inspection, drains can become clogged, leading to damage and leaks. Furthermore, just like snow, poor drainage creates a larger strain on your roof. The larger the strain, the more likely a future repair will be needed. While the average roof repair cost is not overly expensive, I know $600 is a cost we all rather avoid.

Roof Removal

Removing roof shingles, metal roofing or any other roofing material is no easy task. Just like tile floors, your have to remove pieces and sections one at a time. There is no easy way to remove a large portion in one swoop. In addition to the safety concern with a pitched roof, roof removal requires a lot of elbow grease and precision. After all, you don’t want to damage your gutters or flashing as you’re removing old shingles.

Of course, if you’re installing a brand new roof on a new house, roof removal will not be necessary.

Time of Year

Despite all these factors, there is an easy discount to be had for any roofing project. Like most businesses, there are busy and slow seasons. As you might expect, roofers get very busy in late spring and well into the summer. They are not as busy late fall and early winter. Since they always need more work, try to schedule your next roofing project as close to winter as possible.

Nonetheless, you should never wait until the last second to repair or replace your roof. Delaying many roof repairs will only cost you more in the long run.

New Roof Installation vs. Repair

As you already heard, the average roof estimate costs a minimum of $6,000, while the average roof repair is approximately $600. Clearly, we’d all like to avoid that extra zero, but there are certain scenarios where roof replacement is highly recommended:

Old Roofs: Most roofs last a maximum of 25 years. If your roof is approaching this age, you must consider a full roof replacement.

Extensive Leaking: At one point or another, the entire roof will have to be replaced and extensive leaking is a clear sign that time is near.

Change Roof Material: If you to go with an eco-friendly option, such as cool roofs, you will have to replace the entire roof.

Luckily, there are many instances where roof repairs are preferred:

Small Leaks: As long as the ceiling or insulation is not filled with mold, most roofing professionals should be able to fix a small leak in less than three hours.

Missing Shingles: Severe weather can come out of nowhere and literally blow pieces of your roof straight off. As such, it’s important to buy extra material to ensure you have substitutes at a moment’s notice.

Flashing Issues: You roof’s flashing directs water away from the openings, near your chimney, vents and skylights. It assists in leak prevention, but can come undone after a heavy windstorm. Luckily, this is an easy fix for most pros.

Damaged Gutters: Gutters need to be cleaned to prevent sagging and other, much more expensive, roof repairs. You can do this on your own with a ladder, but if you have neglected your gutters for years, it’s best to call in a pro.

Cost of Roofing Materials

With all cost factors out of the way, we can get to the most important decision of your roofing project; materials. Most roofing contractors give their materials cost in terms of 10 ft. x 10 ft. squares (100 square feet).

As you will soon see, there are a myriad of choices for your flat or pitched roof. Additionally, there are other materials you have to analyze if you’re replacing your entire roof, such as the fascia and soffits. This list will give you a sense for the relative costs of all roofing materials:

Zinc Roofing: $1,000 – $2,000

Additional materials and tools will be required to do roof repair. Chief among these will be a ladder, for which you want to err on the side of caution regarding the length. Long-time homeowners may already own a big ladder that you can use to get to the roof, but new homeowners may need to include a ladder investment in their estimate of roofing costs and prices if they plan on making it a DIY job. A new ladder can be anywhere from $200 to upwards of $500 depending on how high your roof is.

Other materials include fasteners and basic tools like a hammer or drill, protective sealant materials, ventilation materials, flashing, leak barriers and more. Costs of these materials vary widely, though they will generally be a fraction of the cost of the main roofing materials.

In general, the roofing cost per square foot for a wood shingle roof is between $6.37 and $8.77. This means you can expect a new roof estimate to fall between $1,274 to $1,754 per 200 square feet, or two squares. Alternatively, an asphalt roof for a 1,200-square-foot home in a larger market could range from $4,100 to $6,000.

DIY or Hire A Pro

While some roof repairs are relatively simple, most are complex and in fact, dangerous to accomplish without the necessary experience. Installing a roof is relatively forgiving work, especially if you’re using inexpensive materials. “Forgiving” here means that if you make a mistake, you can usually repair it at little cost. However, if you don’t take your time and make sure that there are no leaky spots, you might run the risk of permanent damage to your home. Do not rush any roofing project if you’re undertaking it as DIY. It’s a job where you want to go slowly and steadily. In climates where weather is unpredictable, you may not have a good window of opportunity to work as slowly as you would like, which would be another reason to hire a contractor for the job.

Roof Maintenance

Once you have the roof that you want, it’s important to maintain your investment. No matter what type of roof you have, the key to the longevity relies on maintenance and care. Maintenance should be done at least semi-annually, if not seasonally. A roof inspector should walk your roof slowly and inspect it thoroughly, as well as get rid of all leaves, branches, twigs and any other debris. An electric or gas blower, or roof cleaner, works great. A roofing expert will look for things such as broken or missing shingles, shakes or tiles, and make the necessary repairs.

Chimneys, roof-mounted AC units, roof-mounted solar panels, dormer vents, heat vents, plumbing vents, and valleys and crickets are the main areas where you will find leaking. Your roof will receive more abuse from the elements than any other part of the building. Preventative maintenance will save you money on your roof by providing a longer life.

Here are some more general roofing tips:

Never paint shingles. Paint will shorten the life of your shingles and is sure to crack and fade shortly. If your roofing material is starting to look worse than desired, it may be time to get a new roof.

A contractor with a license to handle asbestos may be necessary.

A smart way to keep your home cool is by choosing a “cool roof”. Choosing a reflective roofing material color instead of a darker color can drastically cut electricity bills during the summer months. In fact switching to a reflective color can cut electricity demand by 20-70%.

Power washing a roof is not recommended. Power washing can lead to serious damage to your roof.

Algae and moss removal: Although hosing down the roof with diluted bleach or chlorine is an option, these also kill all the surrounding vegetation and cause an unpleasant odor. Installing some algae-resistant roofing shingles are another option but oftentimes, roofs that look bad do not necessarily need to be replaced. The best way to solve the problems is installing zinc strips on the roof. When rain runs off of the zinc, it cleans the algae off of the shingles.

Editor’s Note: From roofing pros to homeowners looking to learn more, it’s important to know all the ins-and-outs. That way, if there’s a repair needed, you’ll know. However, a lot of roofing parts sound similar but can benefit your home in different ways. In this back by popular demand article, see the difference between roof box vents and continuous ridge vents.

Roof box vents and continuous ridge vents are separated by a few differences, and deciding which one to put on your roof depends on which better fits the type and situational roof you have. See which is better for your roof below or click here to connect with local roofers.

Inspector on the roof, inspecting a residential roof vent.

Roof Ridge Vents

Continuous ridge vents are more effective because they are installed at the peak of a roof’s ridge, allowing for warm air to escape from the attic. It also works better because it creates a vacuum. It has the ability to work with vaulted ceilings, and you only need one of them to get the job done for ventilation, as compared to multiple box vents. It is the more expensive vs. a box roof vent, but it’s still non-mechanical, so you will not need to spend money on electrical issues or failures in the system. These systems are best for shingled roofs.

Roofing manufacturers’ warranties require a minimum of one square foot of ventilation for every 150sf of attic space for traditional systems, but only one square foot of ventilation for every 300sf when the ridge vent system is used. That is a good indication of the difference in efficiency. There are many good ridge vents on the market, and the continuous vent, as opposed to the individual roof vent, is the most effective. Continuous ridge vents allow hot air to readily escape from the roof peak. Most manufacturers now use a durable plastic, or aluminum, to avoid rust. If using plastic in cold climates, make sure it is rated to withstand subfreezing temperatures.

Box Vents

Box vents are not mechanical vents and work better when used with soffit ventilation. They’re designed to work with open attics and do not need to be placed close to roof ridges to function optimally. They are also known as low profile vents because they are static and installed over a hole cut into the roof. They use natural winds and convection to move hot air and moisture out of the attic into the air outside. You will usually need more than one on your roof to remove all of the heat and moisture from your attic, with the exact number depending on the square footage of your attic.

Improper ventilation results in warm, moist air generated in the house meeting with colder air in the attic, which causes condensation. Ventilation problems can be seen in a variety of ways, such as blistering and peeling paint on the gable end exteriors because of excessive heat and moisture. Buckling roof shingles are another sign of poor ventilation, as are ice dams in the Midwest and Northeast. Water stains on a ceiling may actually be a result of condensation moisture dripping from under the roof rather than a leak.

Ideally, air circulates under the roof by being drawn up through a continuous soffit vent, through the attic space, and then out the ridge through a continuous ridge vent. This is the smoothest and most efficient system. But few houses have continuous soffit and ridge vents. Most houses, however, do have some type of vent in the roof or an opening at gable ends. Houses with no rafter overhang, or a very short one, may not have soffits. Older houses may not have vents between the rafters leading into the attic space. Venting was not a major problem in older houses because they leaked air everywhere. But with the advent of better roofs and tighter house construction, moisture became a more significant issue.

Calculating the number and size of roof vents is not an exact science, but instead is influenced by the climate, the roof pitch, available locations for vents, and the house’s orientation to prevailing winds. The Asphalt Roofing Manufacturers Association states:

“In most cases, a minimum free-flow ventilation area equal to one square foot per 150sf of attic floor area must be designed and properly installed to provide proper ventilation. Where a properly designed and installed eave and ridge ventilation system is employed, a free-flow ventilation area equal to at least one square foot per 300sf of attic floor area is often sufficient. Combination eave and ridge venting is generally recognized as a superior venting technique.”

Vent screens should be cleaned regularly because accumulated dust and grime can significantly restrict air movement. Fans connected to thermostats can be placed at gable end openings to draw hot air out of the attic space when temperatures reach a preset level.

Other Types of Vents

Soffit Vents: These vents are installed in the soffit (the enclosed portion under the roof overhang) and permit air to flow up under the roof and into the attic. They range in style from 6-inch round stainless steel vent covers that are placed in the soffit between each rafter to continuous vents that run the entire length of the soffit.

Ridge Vents: These vents run the length of the ridge and replace the ridge shingles or tiles. They are designed with interior baffles that permit air to flow out but prevent rain from blowing in.

Turbine Vents: Common on many roofs, the vent top spins on ball bearings. The slightest wind turns the vent, which in turn draws air from the attic.

Eyebrow Vents: Also called turtle vents, they provide curved openings on roof slopes. They should be used in pairs with one on each side of the roof to facilitate air movement.

Beyond materials, a chunk of your bathroom renovation budget will go towards labor. Given the significance of the bathroom, most New York homeowners hire local bathroom contractors to get the job done quickly and efficiently. Sadly, you have to pay for such services.

The labor cost largely depends on the job and contractor. For example, the average labor cost to install a steam shower ranges between $486 and $788. On the other hand, to install new bathroom countertops, many pros charge per hour. Some contractors charge as little as $50/hour and others charge as much as $150/hour. Furthermore, plumbing is a whole new category. Most New York plumbers have fixed labor prices ranging from $300 to $1,500 per installation.

Given the wide range of labor prices, it’s imperative to get multiple quotes for all bathroom renovations. Make sure all quotes include labor. One quote without labor will look much nicer, but when you add in labor costs, it could be thousands more than your other New York bathroom remodeling bids.

New York Bathroom Renovation Cost Factors

Besides materials and labor, there are other price factors to consider. While you can control some, you can’t control others. Nevertheless, knowing all beforehand will not only help you negotiate, but also help you budget for your upcoming New York bathroom renovation.

More often than not, labor and materials depend on the square footage. For example, red oak floors cost as little as $2/sf, but maple wood floors cost as much as $14/sf. Therefore, for just new floors, your bathroom material cost could range from $80 to $1,400.

Believe it or not, some homeowners actually installed carpet in their bathrooms back in the day. Today, potential buyers would run if they saw that. Moreover, trends vary by city. Therefore, before you remodel your bathroom, ask local realtors what’s hot right now. Even better, go to open houses in your neighborhood and see what they added to their bathrooms. If you plan on selling your home in the next 10 years, it will surely pay to know what hot bathroom aspects are trending.

Getting Started:

I began this project in my workshop. I made initial measurements of the spacing between the deck posts, and then I pre-assembled sections of handrail about a half-inch longer than the measured dimensions.

Why make the sections longer? Experience tells me that 1) Nothing Ever Goes As Planned, and 2) it’s much easier to cut a board shorter than to correct a board that is too short.

Besides, the deck posts were badly warped and twisted, rather out-of-plumb, and just not very precise. The way I deal with such lack of precision is to make the pre-assembled sections a little extra long and trim them to length prior to installation.

Also, before starting I gave all pieces of wood a quick sanding with a random orbital sander. The instructions on the stain I used insist on removing the “mill scale” with a light sanding. This took about half an hour.

Cross bracing can be a pain to cut because of the odd angles. It’s more common (and easier) to use solid wood blocking made from the same material as the joists (2×10 in this case), but I didn’t have any large lumber with me, and it’s too far into town to justify driving to a lumberyard.

To force the double 2×10 outer joist into a plumb position, I wedged a long 2×4 between the joist and the concrete slab below, and hammered the base of the 2×4 until the post was plumb. Ah… the joys of working with wood… nothing’s ever straight.

One cheap and quick solution is to shim the post where it attaches to the joists, but this would not solve the problem of the joists being too flexible, and the entire railing would feel flimsy.

I have seen projects where the builder had to install a narrower piece of wood on top of a railing like this. Ask your local Building Department for a list of suitable materials that meet this “graspable” requirement.

After all the carpentry was completed I finished the railings in the following manner:

I spot-primed all the knots with Zinsser’s BIN Sealer, which helps prevent the sap from bleeding through the finish.

I primed the wood with Zinsser’s Cover Stain oil-based primer.

I coated the wood with Rubbol DEK solid tone stain by Sikkens. This is an excellent oil-based coating that appears to be the same as paint, but has less tendency to peel. It is supposed to wear away slowly without peeling. The primary benefit is that 5 to 10 years later when it’s time to repaint, scraping loose paint and re-priming won’t be necessary. All it needs is a power-washing and single recoating. This product isn’t cheap (about $40 a gallon) but it performs well. I used about half a gallon on this railing.

How Much Does It Cost To Hire A Construction Manager in Stamford, CT?

Most homeowners spend between $3,787 to $17,047 nationally. Get free estimates from Area Renovation Inc Or, call us to get free estimates tel:+19148397569

If you are thinking about having construction done at your home or place of business, then one of the first decisions you will want to make is to hire either a general contractor or a construction manager to assist you through the process. Both general contractors and construction managers help solicit bids for work, find construction workers to complete the job and act in your best interest. Unlike a general contractor, however, a construction manager charges just one set fee for his or her services throughout the entire project. Furthermore, by hiring a construction manager, you tend to have more of a say in what goes on throughout the process.

Hiring A Construction Manager

If you decide that hiring a construction manager is in your best interest, then you will want to figure out how this expense will work within the rest of your budget. Prices can vary from manager to manager and project to project, but most construction managers simply charge a one-time fee. That fee typically equates to about 10 to 15 percent of the entire construction cost. Therefore, if you take on a large construction project that costs a grand total of $100,000, then you should expect to pay the manager around $10,000 to $15,000 for his or her services.

What to Expect from A Construction Manager

When looking for a construction manager, it’s important to find one who is experienced and has great reviews. Consider checking out some third party websites to find honest reviews of different construction managers that are available for hire in your area. After all, one of the potential drawbacks to hiring a construction manager is that they do not take legal accountability for anything that happens on the construction site. Because of this, it’s vital to do your research and ensure that the manager you end up hiring is experienced and reputable ahead of time. This way, you can enjoy greater peace of mind when it comes time to break ground on the project.

If you recently bought your first house, you’re likely learning a new responsibility or two that comes with homeownership. One chore that can often be overlooked is routine gutter maintenance. Even though it might not seem like a priority, gutter maintenance is an important step in avoiding costly home repairs down the line.

Leaves and other debris collect and can clog downspouts, leading to water damaged roofs and fascia, mold, and rodent problems. On top of this, water that pours over the gutters can run into basements or crawl spaces or cause trouble with your home’s foundation. Luckily, I’ve compiled a list of nifty gutter cleaning tips and tricks to help you with the task!

Could your gutters use a repair or cleaning? Contact a gutter contractor today and receive quotes from pros in your area, for free.

When To Clean Your Gutters

We as experts, recommend that as a rule of thumb, you should perform a good gutter cleaning at least twice a year, but your maintenance schedule will ultimately depend on where you live. Different climates and varying landscapes will determine how often your gutters should be cleaned. For example, if you live around pine trees, you’ll likely need to inspect your gutters every three months since the trees shed needles year-round. If you live in a colder climate, be watchful of freezing conditions that can cause ice dams or leaks.

Check your weather before you set a day to do your cleaning. The job will be easier if the debris is dry. It’s also a good idea to clean before big storms, so you can rest assured that your gutters will do their job properly.

What You’ll Need

Begin by gathering the tools required for the task. You’ll need a sturdy ladder, a good pair of gloves, and a garden hose hooked up to a water spigot. You might also want to keep a garden shovel or trowel nearby for breaking up large clumps. For easy cleanup, dispose of the debris in a bucket or keep a tarp on the ground beneath your ladder. If you plan on using an extension ladder that leans up against the house, it is a good idea to invest in standoff stabilizers. These prevent the ladder from lying against the gutters, which can cause damage.

Keep in mind that it is not recommended that you do gutter maintenance or repair from your roof, as it poses a major safety hazard. Clean your gutters using a firmly planted ladder, and avoid reaching too far past the side rail or standing on the top three rungs.

Gutter Maintenance Tips

After you’ve gathered your materials, pick a place near a downspout to start your clean. Remove large debris like twigs and leaves with a small shovel or trowel. Once you’ve gone around and cleaned out what you can, clear out smaller particles with a water hose, starting at the opposite end of the downspout. If you find that the water doesn’t drain, the downspout may be clogged.

To unclog a downspout, run a water hose with a narrow nozzle locked on full pressure up the pipe from the bottom. If this doesn’t do the trick, use a plumber’s snake to remove the blockage.

Gutter Repair Tips

If you find standing water after the gutter has been flushed, the likely culprit is an insufficient slope. For every ten feet of gutter, there should be a quarter-inch decline towards the downspout. To fix the slope issue, detach hangers and adjust accordingly. When doing this, it’ll be easiest to work in small sections.

It’s also important to check the gutters for visual signs of damage or missing parts. If you find an area that has damage, make the necessary repairs. The sooner you do this, the better. Letting a problem go unfixed can cause more significant problems later down the road. Similarly, you’ll want to perform a leak check by running water through the systems and looking for obvious drips. Leak repairs can be made by applying gutter sealant to seams or repairing holes with appropriate patch tape.

Gutter Protection Systems

Though they don’t completely let you off the hook when it comes to maintenance, gutter protection systems can be helpful in cutting back on the debris that collects. You’ll find many options, ranging from DIY foam guards and metal screens to professionally installed micromesh guards.

DIY Gutter Maintenance Vs. Hiring A Professional

We can give you all the gutter cleaning tips out there, but the truth is, gutter maintenance is not always an easy task. Some gutters, like ones on houses with high roofs, are hard to reach and are not accessible without special equipment. Others may be easy to reach, but require more drastic measures to clear. It’s also possible that your entire gutter system is in a state of disrepair and needs to be replaced entirely. Hiring a professional or handyman is sometimes the best option to ensure that the job is done correctly and safely.
